East River is a transformative 150-acre mixed-use development just outside the heart of downtown Houston on the banks of Buffalo Bayou. Phase I is scheduled to open in the summer of 2023 and covers 26 acres of innovative design that includes 300,000 square feet of office space, 100,000 square feet of retail, and 360 units of multifamily.

PROJECT HIGHLIGHTS

TEAL was selected by project developer Midway to provide both a TEAL iPlant, serving chilled water for air conditioning for Buildings C and F, as well as a TEAL System for domestic hot water for use in their multifamily building, The Laura.

• Based on early results, Midway is planning to utilize TEAL central plant solutions for all future phases of the East River development.

A GROWING TEAL NETWORK

East River will be the newest member of the expansive TEAL Network, which will ensure uptime to the campus and its buildings while also being optimized for grid resiliency with more effective and efficient energy control. Joining the TEAL Network enables participants to offset usage during electricity demand peaks which reduces costs from their annual energy bill. As a network member, Midway will also capitalize on the future opportunity of monetizing their central plant with enrollment in the TEAL Demand Response program.

By utilizing the TEAL Network’s machine learning to better understand and anticipate the system’s usage patterns, tenants at The Laura will save an estimated $35,000 per year in energy savings and cut their DHW carbon footprint nearly in half.
